We introduce you to an independently licensed partner agent and their brokerage, who represent you in your transaction. Pointe Advantage never bills you. Its referral fee is paid by your agent's brokerage out of the commission, and part of it comes back to you.
Cash back is a share of the commission and is paid only on transactions that close with a partner agent introduced by Pointe Advantage, or with Pointe Advantage itself where we represent you. Your cash back is usually credited on your closing statement. If a credit isn't possible, Pointe Advantage pays you by check after closing, where your lender and state law allow it. Amounts depend on the commission actually paid and are not guaranteed; examples on this site are illustrations, not typical or promised results.
If you have a mortgage, your lender must approve the credit. Lenders generally require it to go toward allowable closing costs, prepaid items or discount points rather than cash to you, and count it toward limits on contributions from agents and sellers, so it may be reduced. Some loan programs treat rebates or post-closing payments as sales concessions.
Cash back is not available to buyers or sellers for properties in Alabama, Alaska, Iowa, Kansas, Mississippi, Missouri, Oklahoma, Oregon or Tennessee. In New Jersey, it is available to buyers only, and in Louisiana, it is available with a written disclosure. Other states may set conditions of their own. We confirm what applies to your property when you register, and where cash back isn't available, we can still introduce you to a partner agent. Cash back may also be unavailable where a reduced commission or none is paid, such as some new construction, For Sale by Owner and iBuyer sales.
Cash back is paid from the real estate commission and never depends on which lender, title company or other settlement service provider you choose. Pointe Advantage does not refer clients to lenders. Organizations that offer Pointe Advantage to their people receive no payment or other compensation.
